Privileged by its central location, the 22,000 sqm site represents a unique opportunity in the real estate development landscape of Juiz de Fora and the Zona da Mata and Vertentes regions, which today account for more than 2 million inhabitants.
Benefiting from an ample, direct relationship with four public streets, the current Land Use and Occupation law classifies the site as suitable for future mixed-use developments, which may combine residential, commercial, and institutional components in any proportion.
The same law also ensures a high occupation rate and building density, as well as flexible vertical massing, allowing developments with a construction potential of up to 80,000 sqm of private area.
