The project
DESIGN BRIEF
Residential community in the Estrela Sul neighborhood, composed of 128 dwellings (2- and 3-bedroom), spread across 4 towers with independent entrances, all with 8 habitable floors.
Developed under premises of sustainable construction and maintenance, the project's architecture stands out for the rational use of the site, the balanced distribution of its massing, and the use of materials and techniques chosen specifically for long-term performance.
The development features a generous central leisure area with grills, a multipurpose court, and a playground, integrated with a distinctive landscape design; it also offers indoor leisure spaces with large, flexible party rooms, a games room, a kids' play area, and a full spa including a sauna.
The project was won through a national public competition held by the Brazilian Army Housing Foundation, structured under the "best technical proposal" format. Once finalized, the deliverables totaled more than 600 large-format sheets and drawings, plus specifications, schedules, permits, and approvals.
